Are you telling yourself, “I have no idea how to maintain my Florida roof!” Don’t worry, we can help. Discover the do’s and dont’s of Florida roof maintenance.

It’s pretty safe to say that protecting some of our most valuable financial investments is near the top of everyone’s to-do list. And with over 50% of the homes in Florida lived in by their owners, being able to spot certain problems to keep your home in good shape can be pretty easy to do.

But what about your roof? If you’re thinking, ‘I have no idea how to maintain my Florida roof!’, you’re not alone.

The Sunshine State, while known for its pristine beaches and being the ‘land of eternal summer’, can have some pretty harsh weather. This affects your roof. And let’s face it, unlike other exterior maintenance, it’s not something a lot of homeowners are keen to look into due to the sometimes hefty price tag that comes with roof problems.

So how do we avoid serious roof problems? We have some answers. Here are some simple dos and don’ts that every Florida homeowner should know.


A simple inspection of your roof can already tell you a lot about how your roof’s health is faring. Think of your roof as the skeletal system of your house, holding it together. Just as bones can get brittle or less effective with age, so can roof tiles or shingles.

So it’s important to inspect our roof on a regular basis, every six months or so. And if a particularly strong storm system blows through our area, do another inspection.  

A word to the wise: do NOT try to get on the roof without a stable ladder. And do NOT try to inspect the roof while a storm is still around. This is so dangerous and completely unnecessary. 

So, now that we are able to take a look at the roof, what are some things to look for?

One of the easiest things to spot is mold and mildew, known also as gloeocapsa magma or ‘the ugly black stuff’. The presence of mold or mildew on your roof could be an indication that, at best, your roof needs a good cleaning, and, at worst, there is rot forming and you need a roof replacement.

Another easy-to-fix problem for your south Florida roof is fallen tree limbs and branches. Left to decay on the roof, these little gifts from mother nature could also cause a slow buildup of decay and damage if not removed.

And what about our gutters? A quick inspection will reveal what needs to be done. 

For example, a gutter system that is not cleaned of dirt, pine needles, and roof debris can cause downspouts to clog, gutters to overflow, and water to back up onto the roof. Leaks then penetrate the roofline and cause major damage to the roof and fascia.

So now that the inspection is done, what can we do to maintain the roof?


It’s time to get the work gloves on and get the job done. Aside from the gloves, we will also need that stable ladder again, a bucket or two, and some sturdy plant trimming equipment as well.

So, where to begin? As mentioned before, cleaning out the gutters on a regular basis is a good place to start to keep water flowing off the roof and away from the house.

Once you have cleaned the gutters out of debris, check to see if the gutters are working. Put some water in the gutter using a hose. If the water is flowing toward the downspout and then out of the drainage pipe, they are clear with nothing clogging them up.

What’s next? Regular rubbing against tiles or shingles by rough tree limbs can wear the roof out, scraping off exterior material that maintains the life of your roof. So after removing any fallen tree limbs or branches from the roof, make sure to trim any trees or plants that grow close to the house, keeping the tree limbs away from the roof as much as possible.

What about the mold or mildew? Giving the roof a good pressure washing may seem the route to go (and a few years ago, it used to be).

However, there is a strong chance of breaking tiles using this method. Not only that, the extreme pressure of water being sprayed on shingles or tiles could wear them out faster and cause more damage than one might think.

Many roofers recommend a soft wash for the roof instead. What is a soft wash?

Basically, a mix of chemicals is gently sprayed onto the roof to kill whatever mold and mildew are present. Then, a soft rinse (no more intense than a light rainfall) is applied, washing away the gross ‘green stuff’ and giving the roof a nice, clean look.


Obviously, this is not an exhaustive list of what to do or not do. And it’s hard to predict what south Florida’s weather will throw at us and the damage it might cause to one of your biggest investments — your home.

However, if your recent online searches have included, ‘how to maintain my Florida roof,’ we have given you a great place to start. Follow these tips and inevitably avoid many unnecessary (and costly) issues in the future.
