How Does The Roof Repair Process Work

Table of Contents

The gentle patter of rain is one of the most relaxing sounds of nature until the pattern turns into a constant drip from your ceiling to your floor. A simple roof repair can restore your roof and let you enjoy the relaxing sound of rain once again. Keep reading to learn everything you need to know about the roof repair process, from inspection to repair.

ROOF REPAIR PROCESS START TO FINISH

The Naples repair process actually begins with a camera and not a hammer and shingles. You need a keen set of eyes from the start to diagnose your problems.

Inspection

Roof experts come in and inspect your roof, looking carefully for any roofing problems. An experienced contractor, be it a Fort Myers roofing contractor or a Naples roofing contractor, will identify the source of a leak if you have one. Water damage does not always manifest itself directly under the leak. The leak can move great distances, and experienced contractors have the expertise to see this.

Fixing the Issue

Next, a contractor will seal or repair the water entry or leak points. They can repair or replace the damaged areas of the roof as well as seal up the water entry point if the roof needs such a repair. The contractor’s approach will depend on the roofing problem. For example, damaged flashing needs to be replaced with new flashing. If you have worn sealant, then the contractor will remove the sealant and replace it with new caulk or tar.If you have a damaged vent boot, the contractor will remove and replace it. After replacing the boot, the contractor will seal around the boot to prevent leaks. If you have broken or missing shingles, the contractor will bring in new shingles to patch the roof. Make sure you use a contractor that carries the same shingles that you currently have on your roof.

Bigger Fixes

Sometimes the problem is bigger than just a simple leak. Your roof may have a puncture, or water may have damaged the decking, the first layer of your roof. In this case, the repair looks much like a basic roofing process with a roof replacement. Significant roof damage requires significant repair. Punctures require reframing and installing a new layer of sheathing, shingles, and underlayment. Your contractor will make sure the new sheathing and underlayment have no gaps. The contractor will repair a damaged roof deck in the same way they repaired the puncture. They will remove shingles and underlayment, get rid of the rotten roof, and replace it.

COMMON SIGNS OF A PROBLEM

When an inspector checks out your roof, he knows exactly what to look for. Here are a few of the more common signs of roof problems he might see.

  1. A Break In the Field of Shingles: Inspect your roof and look at the field of the shingles. Look at the top of the vertical knockouts, keeping an eye out for missing colored granules and cracks. Any of these problems can cause a leak in your roof and indicate you need a new roof.
  2. Incorrectly Installed Valleys: Like with landscape, a valley is a dip where two planes meet. Some roofers use metal flashing while others use rolled roofing in the valleys. If a valley isn’t cut correctly, it can cause water to get under the shingle and leak into your home.
  3. Chimneys: Chimneys will have four different types of flashing on them. If any of those flashings are installed incorrectly, your roof will leak. Look for hairline cracks or broken soldered corners to discover the problems with your chimney.
  4. Vent Flashings: Newer vent flashings incorporate a rubber seal with the traditional aluminum flashing. Rubber fails far more often than aluminum in less time, so look for cracked rubber around your plumbing pipe.
  5. Furnace Flashing: Furnace flashing or B-Vent flashing will often have a metal storm collar. The collar should fit snugly around the vertical pipe coming from the roof. If something loosens the collar, the roof will leak.
  6. Wind Blown Rain Leaks: Hurricane-force winds paired with rain can cause problems if your roof isn’t properly prepared. Hidden edges of the valley of the roof have a 180-degree crease which creates a channel that can blow rain back into the bottom of the valley. If you do not have proper roofing cement under your shingles, you’ll find rainwater in your home.
  7. Non-Roof Leaks: When you have water dripping from your ceiling, you do not always have a roof leak. Attic condensation, cracked chimney crowns, and even missing siding can cause leaks.

These are just a few of the common issues. When you do not have an obvious problem, an experienced contractor will know what to look for.

PREVENT PROBLEMS WITH ANNUAL ROOF INSPECTIONS

You can prevent roof problems with annual roof inspections. Schedule an annual inspection so a contractor can identify any hotspots that might cause you problems before you have to replace an entire section of the roof. Often when the water has begun to drip from your ceiling, you’ve had the leak for some time and it has already caused significant damage. Problems like attic mold, for example, will have already begun once the water begins to show up in your ceiling. An annual roof inspection can find the problem before that damage is done.
